  12. They can be turned around within 1 working day. This happens quite often where the banks mess people around with the closing statement
  13. Generally around 1 to 1.5% depending on the agent. A lot are offering a bit lower now as the market is quiet
  14. To close the isa, you just go into the bank and close the account and provide the closing statement and a first time buyer declaration to their solicitor. They then arrange the bonus to be paid to the solicitors on completion. It shouldn't delay the transaction unless the bank insist on sending the closing statement by post which a couple of banks do

  16. It's worth doing, at least you would know if there are any covenants that are going to cause you an issue. If there is anything in there which you are not sure on give me a shout and I will have a quick look for you.
  17. Yes that would be the document that contains the covenants. There will usually be a transfer of your property in your title which would contain the same covenants. I don't know whether you have kept the copy of your paperwork from when you bought but your solicitor would have sent you a copy. Alternatively you can download a copy of the document from Land registry
  18. Are there any entries on your deeds which say "copy filed"? These are usually old transfers / conveyances which contain the restrictive covenants

  21. We offered the advertised figure when buying ours. It got rejected but it was a starting point, the agents pretty much told us what the seller wanted when we offered though and we were happy to pay that
  22. The solicitors can make an application to have the application expedited if it is holding up another transaction. Have they done this? The Land Registry will require proof of the sale and will normally complete the application within ten days once this has been done. I had to make a similar request on one where the Land Registry had been sitting on the application for a while and they completed it within a few days.
