Our survey comes back telling us that the house we hoped to buy needs:

A new first floor

A new ground floor

A new rear wall

New plumbing, wiring and windows

A new roof

New Chimneys and the heating system is dodgy.

So that's £750.00 that I'm not going to ever see again. Dammit!

I need a cup of tea and a nice piece of cake.

Surveys are a pain in the arse as is the whole house buying debarcle. I WANNA MOVE BACK TO LEICESTER :banghead::@:shutup:

In another sense that is £750 well spent. Imagine if you purchased the house and then had to get all that work carried out!

Sounds like you've saved yourself about £30,000.

It's all a bit crushing, especially when you set your heart on something. I'm having a survey done later this week.

Let m guarantee this .... it will say the following

Suggest Roof Timber inspection (if not treatment)

Suggest Damp proof course

Suggest inspection of Wiring

Any extensions will need to be brought up to standard etc.

These ALWAYS show up.. :unsure:

have you ever considered becoming a surveyor........very little got by your keen eye when you viewed it :unsure:

Hahaha...and there's me blowing the whole sale off as I reckoned I was being sold a pup. I offered them £50,000 instead on te back of that survey as a token taking the Michael guesture.

I rarely get surveys, what a racket. I remember buying a shop in Stoke on Trent. Unusually, the "For Sale" sign also had a price on and the price fell over several months from £45,000 to £40,000 to £35,000.

In the end I walked an offered an immediate sale for £25,000.

The woman didn't think I was serious and when I asked why she said "but you haven't even had a survey."

I took her outside and pointed out to her that the shop had other shops on either side so was hardly likely to fall down and that it was in the middle of a steep hill so and flood water would keep on flowing.

It turned out to be an extraordinary deal because the sale was conducted through her brother who turned out to be literally the only person in Stoke at the time who knew me (from squash days!).

The deal was done in no time, I owned the shop for three years and sold it soon after it was readvertised having done nothing more than repaint it.

Had I waited for a survey I'd probably have never got the shop.

You've got to remember the mortgage lender, will do it's own survey and if it's a lemon or the value of the property is alot less then the mortgage amount they will not lend you the money!!!

Anyhow, try speaking to the surveyors who did the report for clarification....like Yankers said, they will recommend not neccessary a requirement plus the standards especially in gas and electrics always change and any survey would recommend updating such systems to the latest!!

I feel like a house slut, no sooner do I break it off with one property than I am making offers on another. I feel so dirty.
