Cheers I would consider using the services of a real estate agent. They will undoubtedly have the correct paperwork for your renter and they might keep an eye on the place for you. Just add the cost to the rent.

Ask away, I'll see if the cobwebs allow me to remember the basics. And on the tenancy issue, go to a landlord and tenant specialist solicitors, do not faff about with a letting/estate agent, get one to manage it by all means. The amount of cocked up, poorly drafted residential and commercial tenancies/licences etc I have seen drawn up for a minimal fee was ridiculous. You shouldn't be paying too much for one. Anything above 250.00 plus vat would be extortionate. Make sure you arrange a deposit scheme on completion with a good agent though. Should you choose to take one. Failure to do so on a resi could lead to the document being voidable. Could also lead to a fine payable to your tenant.

Any reputable letting agent will already have an account and will or should arrange this on completion of the document. A previous colleague of mine had a matter whereby his client did not properly register the deposit. The clients Tenant defaulted on rent, he served the relevant notice. The tenant refused to leave and they pursued repossession proceedings. The judge slammed his client for not correctly registering the deposit, fined the Client and deemed the notices void. My properties in Leicester are handled by Kal Sangra - never had a problem and keeps me updated with any bargains going. It's a small outfit on London road but an excellent service. Get him to sort you out. As for good property/L&T solicitors in Leicester: 1. Justin Crowson at Frisby and Small - very slow but knows his stuff. 2. Crane and Walton are also very good. And yes you have legal duties as a landlord to ensure the property is fit for purpose with regards to electrics, gas, central heating etc.
