I’d look at the valuation of the ground and training complex like this the stadium valuation is reasonable any football club in the city needs somewhere to play and building a new 15k stadium would likely cost more than that. (Inc the land ) seagrave is a totally different animal. No club outside the upper echelons of the PL needs a training ground of that size and cost. its valuation as a depreciating asset in the accounts is clearly overstated if you were to try and sell it or replace it with a training ground suited to the current needs of the club. Anyone looking to buy the club would value seagrave at its value as a hotel and conference centre, taking into account the costs of renovation to do that.
