Its approx 400 sq mtrs, surrounded by other houses - not accessable, no services, no planning permission, some clearence necessary, finally it's in west leicester. Any 'ball park' figures?

If its not accessable then you wont be able to build on it. So, unless you want to store cows on it , then its effectivly worthless.

So it is only worth any thing to current adjoining property owners, as it will add value to those properties. I have sold land like this from a few hundred to a few thousands. It needs a willing seller and a willing buyer. You have to offer enough to make it worth while to the seller. The question is, What is it worth to you? Its normal for the buyer to pay both sets of legal fees.. I hope this is of some help
