It’s an expensive list, some factored in, and some not, into the asking price I’d guess? subsidence is a complete red flag tough

He wasn’t even getting the basics right last night, which is a concern…. Some of his passing was genuinely shocking… Still really like him though !

For supermarkets? They always run on finer margins…. Can’t compare it to manufacturing with ~20% etc. totally different business…

Sainsbury’s just made £bn in profit and then laid off a load of workers and claimed NI rises were to blame…. Thats the last time I shop with them… Lots of hot air on this, but it does have an impact on SME, but someone needs to take the burden if they can’t access the wealth horders

When it’s good it’s very good…. But I’ve had a couple of iffy pints and the odd occasion when it’s run out

I knew bits of the story…. A great 5 minute listen, thank you -
You have to live somewhere and if the alternative was renting, you’re absolutely still winning!

Just mentally reposition what a mortgage means… It’s enabler rather a lifelong debt… I have a mortgage, probably larger than I’d like, but it’s affordable and allows us to live in a home we really love…. Also houses, over the longer term, appreciate in value, so you’re also enjoying the appreciation on a property of greater value… if circumstances dictated, it sounds like you could sell up and live mortgage free in a nice enough house anyway…. By any measure, you’re winning!

Do it…. I’ve renovated 5 houses (no intention to do anymore!) You get to create designs to your specifications and it’s immensely satisfying when done…. If you have the time and energy it’s a good thing to do… I’m building a garden pod soon and getting very creative with the approach…. I have zero intention of shelling out £20k for some anthracite grey off the peg thing! I may share some details on here as I go along…

Good point…. I wrote a whole schedule of works… I didn’t want any arguments about whether they had agreed to hang a door or something…. my builder was recommended and when it came to it, they went above and beyond on many things…. But it’s good to not rely on others good nature! i’d use him for everything now…. And he’s barely moved off my street!

Yeah…. The builder told me what he needed and I got hold of it all… I got lucky on the bricks as we had to demolish a large double skin coal shed…. We were able to reuse all the bricks for the outer skin of the extension… If it’s your cash, you can get quite creative when it comes to finding stuff…. £4k worth of huge Velux windows for £800 from a warehouse in Gloucestershire was probably my biggest coup! I got deals on a lot of things…
-
£55k for 36m2 at the height of COVID pricing…. That’s fully finished including kitchen and limestone flooring… I was responsible for procurement and then builders only provided their labour… Realistically, you’d be looking at ~£50k…. You’ll be shocked at the variance in quotes…. Use your network to find good builders…

Nice as ever @kushiro!!!! Enjoyed that…. Is he still alive? He may enjoy reading this!

Interesting…. It’s not just me then! The classroom is my local and my lad works there occasionally…. Lovely place, but I can’t get on with the beers and finding myself drinking lager…. Overly sweet craft beer can be totally undrinkable to my pallet…. Anything beyond a couple of sips and I’m done… I’ve also found myself drifting to darker ales…. My default is a nice golden beer, but I’m enjoying amber more and more…. 3.8% - 4.2% is my sweet spot…. Langton Brewery does stunning beer and I just got a crate of Abbeydale Moonshine in cans delivered - nectar!

Wow…. That’s a huge drop I suspect it was never worth £700k…. Just over enthusiastic/ unrealistic pricing on their part…. The difference between prices at which properties are marketed and what people actually pay can be quite different…. There hasn’t been a 20% correction! I last brought summer 2020 just as COVID pricing started to go nuts and I got it for ~10% less than it was first advertised …. I’m not convinced I got it cheap, but I think I got it for that market value…

The market downturn works in your favour if upgrading… would only be bad news if downsizing… Well done and good luck in your new home…. Exciting !
