  6. The question is assumptive…. And therefore a pretty poor question… Maybe it hasn’t occurred to me that we have ‘bad owners’…. I can get behind the fact that we have owners who could have made better decisions… but hindsight is always 20/20 It’s always helpful for fans to have someone to blame though… I’m neither pro nor anti our owners…. I just want whomever is in charge to learn and, hopefully, make better calls

  11. Angle grinder then I’d say…. Avoid chisels as you’ll damage the patio !
  12. Depends on the thickness of the joints…. An angle grinder could be a little agricultural, but your only other option Ian’s multi tool…. That’s what I used for tile grout
  13. Welcome ! The real ale classroom has a lot of hipster craft ale there, so I’m often limited to larger! The offie is terrific, but very toppy on price, The Cradock is great in the summer and the Everards beer and odd guest ale are generally well kept, if uninspiring… They’re capable of both ‘off and off’ as a semi regular drinker there… I’m ending up in the salmon more often

    As good chat a few pages back on this very topic… £1.5k - £2k dependant on spec is the top line summary, but depends on size…. The bigger the footprint the cheaper the m2 cost

    Anything that needs underpinning, please run for this hills…. You’ll have a dog of a time with insurance and it will wipe a massive chunk off the value of the property…. the irony being that a well underpinned building is probably a lot more secure than most of its neighbours

    Yeah…. A veteran of 5 renovations here…. Some of them pretty epic, including dealing with grade 2 in one place! I’m a sucker for a project! You strike me as a relatively sharp bloke…. You’ll work it out and there’s plenty of support on here…. It’s sounds like a great place and maybe (?) even space for a pitch and put on your lawn !

    Be clear on that…. Everything else is doable don’t be disheartened though…. Just work out a fair deal…. A bit to them and a bit to you…. If you’ve already got a chunk off then factor that in you’ll get 50% of the footprint for 25% more money if you opt for a modern equivalent
