Samilktray Posted 14 September 2016 Posted 14 September 2016 To anyone with knowledge or experience of renting a house/renting out a house... If you haven't been in to inspect a property within 14 days of the tenants vacating the property, do you have to pay the bond back to the tenants?
Samilktray Posted 14 September 2016 Author Posted 14 September 2016 Wow this became a thread, crazy goings on, on foxestalk.
Trav Le Bleu Posted 14 September 2016 Posted 14 September 2016 Let me get this straight.... A landlord can avoid paying back the bond simply by not checking his property for two weeks? Surely the other way round makes more sense, in as much as you can't prove that any damage/negligence of care was from the tenant, if you've delayed checking on the property, so therefore you have to return the bond?

That's what I was asking, I probably could have worded it better. Done a lot of googling and that seems to back up this theory but was wondering if there was anyone in the know on here.
stix Posted 15 September 2016 Posted 15 September 2016 https://www.gov.uk/tenancy-deposit-protection/overview Are you the tenant or the landlord?
Jon the Hat Posted 15 September 2016 Posted 15 September 2016 I would imagine the end of lease is the key date rather than vacation date.
cosb6 Posted 16 September 2016 Posted 16 September 2016 Your landlord must return your deposit within 10 days of you both agreeing how much you’ll get back. Of course, you might think you'll get it all, Landlord might say none... in which case, it has to go to court. Photo a house when you leave, ideally get a Daily Paper in a photo so you can prove the date
