Is there anyone on here familiar with the language and interpretation of this type of insurance who could advise me.

Building only  would most probably be undertaken  if your renting it out so contents would be done by the renters?

 

Normally covers the cost of reconstructing the building, the quote will give you a rough estimate but I think you can goto some building website for a more in depth estimation( abi)

 

I'd say most homeowners  would do buildings AND contents  jointly as it's too much flagging around getting them separate looking for individual  deals.

I've bought buil only previously but only for rental or unoccupied property. The broker I've used for unoccupied was very helpful if a contact would help?

I’ve recently found out that standard buildings insurance does NOT a cover an issue which is the result of any of the following 

a) bad design

b) bad workmanship

c) bad materials 

 
its likely that the bigger the claim the more likely these will be brought into play

This is all true and insurance companies are trying to apply the above on buildings built in the 1980's and even the 1970's.

 

I often have to advise that as the building performed correctly for 50 years prior to the defect occurring means that none of the above applies.

Astonishing - I guess they’ve earned their reputation over many decades !

I am a Chartered Insurance Broker all be it specializing in the Marine field.  If you need another opinion feel free to PM me. Most principles are constant in all classes of property insurances.
