  1. I’ve posted about it before, if another person has a similarly remarkable situation to me I’d love to hear about it!
  2. Other colleague - ‘have you done XYZ which John Doe mentioned this morning’ silent colleague - nodding and laughing - ‘no which work?’ ’you know the work John Doe mentioned, you agreed to do it’ *awkward laughter* Conversation carried on in that vein for around 45 seconds
  3. There's a person in my office who sits opposite to me and I have not said a word to in two years. Today in our team mtg the Director asked her to do something, she smiled and nodded. A few hours later another colleague asked her if she'd done said work, she smiled, nodded and had no idea what the work she was requested to do was. The whole situation is hilariously bizarre. On the plus side I did hear her voice today after two years.
  4. That was brilliant entertainment. After watching the sh1te of champo football all season I forget that some teams have players who are 100% committed and supremely talented athletes
  5. Rave now starts at 6pm
  6. 'Renewable energy overtook coal as the largest global electricity source in 2025, driven largely by rapid solar and wind expansion in China and India. Both countries saw simultaneous declines in coal-fired power for the first time in decades, as clean energy growth met rising electricity demand. Globally, renewables supplied over one-third of electricity and met nearly all new demand.' China And India Cut Fossil Fuel Power As Renewables Overtake Coal In 2025 - ESG News 'Why should I be subjected to this nut zero b4llocks if China don't bother!!!' Yes that is a good point Mr H Clapper and another solid reason why you should vote Farage. Start coming up with your excuses as to why we gladly gifted the investment riches of the transition to China.
  7. Yeh true but that's 'modern football' I guess. I still hear from old city fans going on about 'in my day' how the team would be sh1te but they'd turn up mob handed in fancy dress, inflatables, abuse the team, abuse David Pleat, fight each other and have a great day out. This game on a bank holiday weekend, sun is out, round the corner from Blackpool would be a great chance for a muck-up like that. Either the old happy clappers were exaggerating or this generation is as dull as dishwater and 'modern football' really has been killed.
  8. WOW, I remember the days on this site when there were threads on whether posters would get a new ST or not, then celebrating when they got one. Now we're throwing them away to Aunt Brenda Nout and all of her second cousins to boot.
  9. It's social media, would not take any of the so called abuse seriously,. But the bolded paragraph is exceptionally, incredibly and disturbingly true. I cannot remember the amount of times happy clappers like that Kettering guy and Lakoyne said they're done with the club, but somehow still knew much more about the club than fans like myself, and then come back 13 mins later to re-emphasise they're done with the club, for years on end. And you know all these happy clappers pronouncing they've given up all ties with the club and instead go to breakfast with their mates will be queuing up for tickets at some point.
  10. Good point. But still think there's a difference between two games to go and the actual final game away from home against a team that is also done, and their table in Ushuaia Ibiza is tonight rather than next week. But we shall see
  11. Can you imagine what training must've been like this week. Sorry, 'training' A manager, staff and group players who know on Saturday afternoon they'll have cut all ties with this club and will never think of it ever again. A will watch bits of it just to see what kind of farce this match will be
  12. Hahah that would be hilarious
  13. Haha, do you follow the bulls or are aware of their results? They have been really good this season, I can't believe they got into the playoffs. Although ofc they are well funded and some people say because they play on astro they have an advantage because other teams aren't used to the surface. I'm not sure how true that is but it does sound believable. I recall their CEO saying the difference in facilities and professionalism at step 4 groundds compared to step 5 is huge, that was surprising but good to hear.
  14. Jersey bulls lose on pens in the step 4 playoffs. Quite dramatic shootout although I missed the 90 mins as a lot stayed in hospitality to watch PSG v Bayern which was incredible. The playoff final is afc Croydon (stormzy) v whyteleafe on Friday. Two teams who came up with the bulls from step 5 last year. Perhaps showing the gap between step 5 and 4 is small
  15. Lol no, we don’t ’both know’ in this conversation. If you’ve structured onshore assets to be ATED compliant then yes maybe we do ‘both know’ but you’re just copy/pasting slop from ChatGPT without any real world experience. You’re second para Lol - so we’ve come full circle. Yes, to be a successful landlord is complex and not within the remit of a simple-minded anxiety ridden happy clapper, and not just re tax efficiency. That’s what I’ve been saying all along.
  16. Nope the point still stands, by your book you’re an idiot if you either buy or lease an asset which is worth £50k and you leave switched off 95% of the time.
  17. If we're going down that existential route only an idiot would pay a finance provider for an asset they neither own and is left unused and switched off on a piece of tarmac 95% of the time.
  18. Yes I understand how they work and am able to structure assets/funds. You absolutely can avoid CGT and IHT, that's the whole point of offshore, which you can still do whilst being UK res. As stated repeatedly on this thread, being a landlord isn't for happy clappers, so I have no sympathy for when they start crying about vanilla regulatory changes.
  19. Ok fair enough but that just pushes the case to incorporate/effectively structure your assets. I honestly think happy clappers inherit a house and think the money will just roll in with minimal effort because that's what Instagram tells them, then start crying when some nous, experience and effort is required.
  20. How are Gov doing this?
  21. Goes without saying nothing personal in any posts. You were speaking generally and so am I. Certainly have no will or intention to cast aspersions on your personal circumstances on social media
  22. Again this is painfully untrue, I kind of see why those crazed maniacs that got triggered by all of @Paninistickers covid posts feel now LOL. Although he was/is hilarious. Landlords that are levered don't make money from BTLs?!?! We have had a generation of near zero interest rates and in that time and landlords could have structured appropriately to prepare for normalisation of rates. Rates are not 'high' now they are normal. If during the period when we got given free money landlords weren't hedged, effectively insured or wasted their excess on financed BMWs, that is squarely down to their incompetence.
  23. Didn't say that, I'm saying the happy clappers that are crying about potential lower returns must've missed the last 10-15 years of boom time and the chance to put resilient structures in place instead of spaffing excess on hot tubs, financed BMWs and a holiday home in Spain. Like you said Blackrock are coming into the market. They are the opposite of dumb money happy clappers so there must be alpha in UK property
  24. Property investment has seen consistent yield and capital appreciation, outstripping wage growth, across prob all UK regions over the medium-long term. There's high demand and a limited supply, simple economics. If you've been vaguely organised/competent since 2011 you would have made very good gains. If incompetent and anxiety-ridden happy clappers think the Greens and RRA will kill private letting, that's a very good thing, they will panic and sell at distressed prices and present good opportunity in the market.
