This is all true and insurance companies are trying to apply the above on buildings built in the 1980's and even the 1970's. I often have to advise that as the building performed correctly for 50 years prior to the defect occurring means that none of the above applies.

I'm not a professional football manager. But i wonder what team a midfield trio of winks, ndidi and Choudhury would be bad enough for us to create a chance against. If any of them get injured we have soumare.

Does an inflatable from Aldi middle aisle count? I've always thought about it as you can hide afterwards so you don't look chavvy. If that pushes me into a higher tax bracket I think that would be a deal breaker. Maybe Rach will include a department at treasury to check those that have temporary ones rather than permanent.

Also worth remembering you are locking in a loan not a house. If the rates are there then it's worth locking in even if you plan to move and port the mortgage with you.

Most of the gifted military equipment is fast and mobile, ideal for offensive operations, not trench warfare. Most of these tanks sent are fairly useless as they are susceptible to drones etc. Going on the offensive allows Ukraine to make use of some of their advantages they have over Russia. Taking back towns dug in with some of the largest minefield in the world against an enemy with little regard for its soldiers isn't something that NATO has a plan for currently.

Rumours are they are digging trenches. Apparently puts them in himars range of 3 airfields used to launch bombing raids in addition to cutting the main road/rail routes to the Donbas.

Those are issues that can be resolved. It's more than football money is in a different league to land near the Saff. The value of the land would pay vardys wages for a couple of months so it's hardly worth doing. -

Its worth more as a professional training ground to be re-sold to an internal company in PSR terms than a housing sale. -

Also whats it worth? With planning permission for housing £3-5 million is my guess. It barely touches the sides of football finance. -
Great question, im not a planner nor involved with the local plan but i'll bite. I would go for 50 units on the disused allotments off Lutterworth road already in for planning. I would probably grant 100 units permission for the site off Hospital Lane. This road is screwed anyway, they might as well make it worse. The allotments near to Whetstone are less than 50% utilised, so its likely that 50 houses could be accommodated there. I would then look to fill in between Whetstone Juniors and the industrial estate which would bring around 150 units. This maintains the green belt corridor between Blaby and Countesthorpe. What would you suggest?

Or they just cash in now as they are the landowner that can do as they please? Its down to the local authority to decide whether the loss of amenity space is worth it or not. In this case, I would suggest not unless they move the golf course to another location on the outskirts of Blaby. If the amount that land generates in rent is what decides on viable development, then the green belt is well and truly ****ed. I do hope you aren't a planning officer!

It's well used as are the 6 local businesses based there. There is green belt all around which is now fair game. Use some of that and more importantly ensure that the housing density is such that the lost amenities are worth it.

They are building on a well used golf course while also proposing to build on enderby golf course. What's worse is they aren't even filling the site. I am guessing it's BNG regs screwing up the layouts, but if they are going to shaft the local community they might as well do it properly.

You won't need an architect for a knock through, just a structural engineer but make sure they are chartered. www.findanengineer.co.uk is a good place to start. As mentioned, you will also need building control approval. You can pretty much remove any wall you want. However, the more load bearing elements you remove the more expensive it is. If it's just a regular 3-4m knock through then the structural works will be reasonably cheap.

The burner is cheap ie under £1k. The installation is more and it needs to be signed by a Hetas installer or Building control which is where the cost comes in. Typically, a new installation including burner will be £2-3k. You can easily replace the burner yourself into an existing installation but it won't be 'signed off'.

I would personally look at a regularisation certificate so that its sorted for when you come to sell. I would also be looking to knock some cost off the house as the work has been carried out with the necessary approvals in place.

Fair play to Labour. Sorted the GP's and got the interest rates cut in their first month in office! Shows what a shambles the previous government was.
