Yes I understand how they work and am able to structure assets/funds. You absolutely can avoid CGT and IHT, that's the whole point of offshore, which you can still do whilst being UK res. As stated repeatedly on this thread, being a landlord isn't for happy clappers, so I have no sympathy for when they start crying about vanilla regulatory changes.

Ok fair enough but that just pushes the case to incorporate/effectively structure your assets. I honestly think happy clappers inherit a house and think the money will just roll in with minimal effort because that's what Instagram tells them, then start crying when some nous, experience and effort is required.

Again this is painfully untrue, I kind of see why those crazed maniacs that got triggered by all of @Paninistickers covid posts feel now LOL. Although he was/is hilarious. Landlords that are levered don't make money from BTLs?!?! We have had a generation of near zero interest rates and in that time and landlords could have structured appropriately to prepare for normalisation of rates. Rates are not 'high' now they are normal. If during the period when we got given free money landlords weren't hedged, effectively insured or wasted their excess on financed BMWs, that is squarely down to their incompetence.

Didn't say that, I'm saying the happy clappers that are crying about potential lower returns must've missed the last 10-15 years of boom time and the chance to put resilient structures in place instead of spaffing excess on hot tubs, financed BMWs and a holiday home in Spain. Like you said Blackrock are coming into the market. They are the opposite of dumb money happy clappers so there must be alpha in UK property

Property investment has seen consistent yield and capital appreciation, outstripping wage growth, across prob all UK regions over the medium-long term. There's high demand and a limited supply, simple economics. If you've been vaguely organised/competent since 2011 you would have made very good gains. If incompetent and anxiety-ridden happy clappers think the Greens and RRA will kill private letting, that's a very good thing, they will panic and sell at distressed prices and present good opportunity in the market.

Do UK fans make a difference to these clubs? Stadiums are mainly built for corporate and holding other events. The overseas TV and media contracts seem to eclipse UK revenue. It appears all commercial revenue comes from abroad, I cannot think of one UK based sponsor in the PL. I don't think the junkie followers make any difference, if they disappeared overnight it would not matter. Don't have any numbers to back this up tho.

Woolwich Arsenal are a docklands club through and through. Prob did get called the 1913 version of plastics until the generation forgot about it, just like youngsters now will think AFC wimbo and MK dons are two distinct clubs. And Arsenal moving out of Plumstead was for v similar reasons, low crowds and not enough money before a new investor took them over and moved them North

Football is an anchor point, myself and many friends are not gonna come back to Leicester to have breakfast. Fine to say if you live in Leicester and never gonna move away, but obvs many city fans and their friends/family have spread far and wide.

This is elite professional sport (or supposed to be in our case) the whole business model is chew them up and spit them out. My pal who is a sports lawyer has a lot worse stories than this if happy clappers want to get offended about the brutal reality of sport. It's not like the civilian world where we raise a collection and anonymously sign a card with 'soooooo gonna miss you!!' when random colleagues leave. My colleague is leaving to NYC next week and we all chucked in a tenner to buy him vouchers to a strip club there
