Extension, builders, tradesman etc

I have had some plans drawn up for an extention at the rear of my house - knock down existing conservatory and build a proper brick extention with rooflights, and another bedroom above. 

 

I am trying to get hold of a builder who is prepared to quote the building work to the point of it being watertight & windproof, effectively the shell with roof. I plan then to sub it out to get it plastered, plumbing and electrics 1st and 2nd fix & kitchen fitted.

 

What can I expect to pay per sqm for shell only? If anyone has any builders they can recommend who would be interested please get in touch, I live in Burbage. I will eventually need a kitchen dsiged and fitted too, refuse to go down the wickes route.

When we had a conservatory built the advice we had was to make sure everything fell under the responsibility of one company in case of problems later, otherwise they can just blame each other. Not sure for your reasons for subcontracting out, but just thought I would mention as it made sense to me at the time.

We arent having a conservatory built - I'm knocking it down. I want to sub it out to make it cheaper - my FIL is an electrician, a close mate is a plumber and I know a really good tiler and plasterer from previous projects. I don't really want an all in one price for everything, if you see what I'm getting at.

I know...but same principle applies doesn't it. As an extreme example, If there's an issues with the foundations and then the whole thing has to be torn down, if it were all done by one company then they are liable to sort it all out and rebuild it completely. If its not all done by one company, then those workman who did the internal work aren't going to want to know and you would just be left with a shell. 

 

I guess its a bit different if its your mates, but I thought it worth considering :dunno:

I was going to say £15-20k for a 4m x 3m shell which works with the above.

Saying that, you can't go wrong in Burbage at the moment. There are some very large and very expensive houses being built, so any extension should be good value in that area.

Slightly off the original topic, the two things which are most likely to increase the value of a house are an extension and double glazing. It usually costs about £300 to get approval in principle for outline planning which is valid for five years. Even if you don't actually do the job it is still likely to increase the value of the property as it is one less job that a potential buyer might have to do.

I shall probably do this and also have the double glazing. A three storey period house with wooden windows is a regular maintenance treadmill and I really want to sell it because it is bigger than I really need for myself.

Its incredibly difficult just to give a sq metre rate, particularly on an extension. 

 

The type of foundation is a factor - is it a simple strip or a full concrete or is it a suspended floor? 

Equally how is your property going to connect into the existing property?

 

I can only reinstate that a good main contractor will be have their sub-contractors to plaster, plumb, electrics etc - ultimately if it goes to s***, you want to be chasing down 1 contractor, not three.
