    Correct. Building Control, the Planning Authority and the Valuation Office have no way of talking to each other, so its all based upon its value in 1991. You can apply to have it re-assessed which you would only do if you thought it had come down in value (relatively) or you had made the house smaller in some way. https://www.gov.uk/challenge-council-tax-band#:~:text=You can challenge your Council,Valuation Office Agency ( VOA ). A bigger concern would be Reeves as 1991 is a long time to have buildings re-assessed, particularly in areas where the values have shot up relative to other areas. Think Oadby vs Wigston, or Kirby Muxloe vs Enderby. She could also claim its a reasonable re-valuation exercise not a tax rise.

    There won't be any changes to banding unless its prompted by someone. That being said, as soon as Rachel sniffs the opportunity then who knows. I wouldn't be surprised for her to announce that the bands will be re-assessed as this won't be a tax rise, just a fair adjustment. It will only be billionaires and wealthy pensioners that will be effected anyway.

  6. You forgot capital gains tax. So they would have to sell more than £800k of the farm to pay off the CGT to pay the IHT. Once done, the farm will be smaller and will be turning over £600k ISH and may not be viable. So instead it gets sold as a whole entity probably to a wealthy land investor.

  11. All good advice. The future for architecture and engineering will be high level apprenticeships though, they are really good ways to get into the industry. I suspect we will see more careers going this way, eg nursing, graphic design, probably accountancy and many others mentioned in this thread.

  13. Doubt it, people will sit tight and sales will reduce. Landlords won't be keen to sell due to capital gains changes. Id guess the tax take from CGT and stamp duty will drop and at best stay as it is. I also think we could be set for record lows in terms of new houses being built.

  15. Assuming they owe 70% on those, to an amount of £5m in mortgage, that would give an interest only figure of £18-20k per month. Then they will be paying £18-20k per month in tax. This leaves them £5k to cover maintenance, insurance and salaries for themselves. This all assumes they have amassed this 'empire' in the daftest way possible. On the positive side, they are housing 60 families/people and are paying just under £500k a year in income tax. They are the real heroes here.

  17. Yep, and high interest rates. It looks like they will be going up as well so I can't see the property market improving any time soon. Im starting to see lots of people being made redundant in the housing sector. It could be a difficult year economically.
  18. I think it's a sign of the countries addiction to low rates that has done it rather than regulation. They are probably mortgaged to 70% and don't own them through a company, so pay more in interest and tax than the rent pays. Had they considered that rates would go up, they would have stopped buying more and owned 5-10 outright. They have also had plenty of time to consider what labour would do to CGT.
  19. It's real enough but it's been grabbed to make them look like idiots. The rest of the blurb is that their business no longer makes them money so they are working full time until the properties are sold. Their thrust is that the changes are bad for business and landlords. It sounds like they weren't making any money before the changes though.
  20. That includes all the people that don't work at all because they don't need to or don't want to. Its most likely under 20% that don't pay anything and will include students and part-time employment. I think its a good thing that those lower earners get to keep their wages whilst higher earners pay more.

  24. There may not be a cap pencilled in, but they had the choice whether to keep it or not. People that don't work already get cheaper or free bus fares, so it only effect those that work. The above inflation increase in train fares are likewise. I doubt that will be to pay for infrastructure upgrades, but just for salaries. As far as im aware, much of the northern infrastructure improvements have been planned for a while and Labour are agreeing to see those through.
  25. It has a station and an apparent train so we were looking around. We had the boy with us and he loves trains so the journey is a treat to him. Its a crazy system they have there based upon my limited experience. When you look at people at the station they all have suitcases and it looks like people use the trains 'to travel' rather than just commute to work as we do here. I did a check and train use in this country is considerably higher than in Italy. Having compared the 2, I think its better here even though their trains are much nicer.
