Fair shout on non Norway countries. As I'm blocked, you won't be able to learn that the UK produces more low carbon gWh of power than any of the Scandinavian countries. (Higher by percentage use of course). This is despite the obvious disadvantages of over population, lack of geothermal potential and hydroelectric generation possibilities. All of the above has only been posted to continue a dishonest debate of course. Right thread for it though.

Nah, you are just to make a very simple discussion overly vague and complex. Norway is a capitalist petrostate that makes half it's GDP from hydrocarbons and associated manufacturing industry. It also has massive hydroelectric potential alongside is forestry industry. It has the sort of natural resources other countries can only dream of. It also has a small population. It does very well to use it's resources to give wealth to it's citizens. From an environmental perspective, it exports it's carbon in order to generate wealth for itself. Tldr. Brilliant country, great people, not as environmentally or socially progressive as many believe. All IMO.

It does. Norway sells its oil and gas specifically for those purposes. Which is why I am surprised you approve of this economic model. Perhaps it's drill baby drill sell?

Only as relevant as the number of billionaires as originally referenced. I am surprised that you are so supportive of the drill baby drill narrative. But yes it has worked well for Norway.

I should have been more aggressive with rent to say the least. I also should have sold up when the tide against landlords turned under the Tories. I just really like the house as myself and my wife saved for years to buy it then renovated from a real unloved state. Business head on, we should have sold one we realised that renting in Leicestershire is a bit of a busted flush. We should have ignored the Estate Agent about rental rates and had more rent increases. We probably aren't cut out to be landlords hence we are exiting the market.

Only if the rent covers a repayment mortgage. Many cover the interest only. Plus you pay tax on the income not the profit. So a higher rate taxpayer pays 40% of the rent in tax with the interest on the mortgage often occupying 70% or so of the rest. This is why many rentals lose money for the landlord now that the interest rates have increased. For those landlords that do not need a mortgage then its different of course.

How to say I don't understand the finances behind being a landlord that didn't involve an inheritance without saying it. You wilfully ignore all posts that explain which landlords that have mortgages don't make money from their property anymore. Hats off to people such as yourself that are able to do it without a mortgage though, it perhaps is worth doing in that case.

@Tommy G all good advice. Also bear in mind the time to get planning will be 12 months or so. Also the cost of gaining planning will be £10-20k by the time you have your reports in place. Extending an existing property is easier, albeit you are still at the mercy of the planners. Probably worth noting that construction costs at present as well as the cost of finance is often prohibitive for many projects. Especially in Leics where the property prices aren't particularly high.

With his chance he should have done. It's clear all year we have needed a want to play and not want to play squad as Enzo did at Chelsea. If the bomb squad ended up the larger of the 2 and we ended up with a load of youth the club would be a happier place even if relegation was the result.

One of the issues is that it came via private members bill rather than governmental. So the initial proposals won't have had the thought required for such a nuanced law. It probably needs to fail, the the government puts a bill in themselves with all the suggested amendments considered. I suspect it will get through as a free vote in both houses.

The fact that Rowett bought winks on to boos makes me wonder if he knows the players are a write off. Bringing young players into a toxic lazy environment isn't good for them at all. Id go all out, do you want to be here or not then bin off the 10-12 players causing the issues. -

I would only play the ones here next season which will mostly be youth. It does feel with the way winks came on that Rowett feels the players need to be punished by the fans.
