planning permission and building regs

A 4m X 4m extension doesn't need PP but is subject to building regs.

A porch greater than 3m sq needs PP but isn't subject to building regs as long as it is less than 30m sq.

WTF

At a guess...

An extension tends to form a additional integral part of the buildings structure, hence the requirement to adhere to building regs.

A porch on the other hand tends to be more free standing, but would effect the look of the property and pyhsicality of entering, which is why planning laws are more important.

It's all bollux. The application process is very confusing and the whole thing is a fvckin rip off IMO. We payed over £400 for building regs to convert our garage to a living space. The bloke was supposed to turn up 3 times (before, during and after) but only made a brief 15 minute stop off on his way home one day to give it the nod. Money for old rope and a big piss take.

What's your point. There's a lot of flaws in the planning system.

A lot of things need permission however if you don't get reported for 2 years then they can exist and shit happens.

Don't blame the system. Blame the laws.

Building regs is completely different to planning.

Building regs means it's safe.

Planning just means it's acceptable to build and is within planning laws and isn't gonna piss the neighbours off.

Building regs means it won't fall down and crush your kids anytime soon.

I get the difference and I get the need for regs. My gripe is the cost and what I got for my £400. Instead of three agreed visits, he only turned up once right at the start before the work had began, so how does he even know it's safe now it's completed? My builder said that if the inspector knows the builder (as in my case) then he just shows up for a few minutes and gives it the O.K. - hence my 'money for old rope' comment..
