Neighbour has offered us a part of their garden.

For a price.

 

It's approx 50' x 50'. It has no access, services or planning permission. The elderly couple wish to reduce the size of their garden.

 

We said we were interested, as it borders our garden, but have no idea what to offer as a price. I've done some 'Googling' and it would seem it has very little value indeed.

 

Does anyone have any experience of buying land in these circumstancies?

It sounds like they are more interested in selling than you are in buying and It probably won't add much value to your place as it is So i think 2 to 3 grand is enough.

But you should probably check the going rate of garden land in your area .I'd hazard a guess around 10 or 15 quid per square metre 

 

get as much advice as you can though :thumbup:

You wont get much change out of £1,000 in legal fees, plus stamp duty if applies. Just have to be mindful the initial costs and time involved don't outweigh the actual value of the land or benefits of having more garden space.

To be fair the sellers seem money grabbing bastards, if they dont want it why not let you use it and be responsible for the maintenance etc.

 

I wouldnt want the hassle of buying it and all the red tape it brings.

I don't know what prices are up there, but down here I would expect that land to go for at least £20.000. No joking.

i was thinking the same,I would snap their hands off but would probably feel guilty as it was so cheap.

Looks like it doesn't matter in any case  Chatting to their son at the weekend he rolled his eyes and just dismissed it. I suppose he would have one eye on his inheritance.
