Free Falling Foxes Posted 3 August 2013 Posted 3 August 2013 For a price. It's approx 50' x 50'. It has no access, services or planning permission. The elderly couple wish to reduce the size of their garden. We said we were interested, as it borders our garden, but have no idea what to offer as a price. I've done some 'Googling' and it would seem it has very little value indeed. Does anyone have any experience of buying land in these circumstancies?
Danizen Posted 3 August 2013 Posted 3 August 2013 Build a fence and go for adverse possession. What are they going to do? They're old.
Rincewind Posted 3 August 2013 Posted 3 August 2013 [#ve heard that cameron plans ro put a tax on spare bits of grass.
Zingari Posted 4 August 2013 Posted 4 August 2013 It sounds like they are more interested in selling than you are in buying and It probably won't add much value to your place as it is So i think 2 to 3 grand is enough. But you should probably check the going rate of garden land in your area .I'd hazard a guess around 10 or 15 quid per square metre get as much advice as you can though
sphericalfox Posted 4 August 2013 Posted 4 August 2013 I am so glad this thread is actually about a land buying opportunity!
jonthefox Posted 4 August 2013 Posted 4 August 2013 Buying the land is one thing, but changing boundaries with the council is the pain in the arse.
vandamman Posted 4 August 2013 Posted 4 August 2013 You wont get much change out of £1,000 in legal fees, plus stamp duty if applies. Just have to be mindful the initial costs and time involved don't outweigh the actual value of the land or benefits of having more garden space.
ozleicester Posted 4 August 2013 Posted 4 August 2013 Snap it up, at that size, you could rent it out to Coventry to play home games
AyewJoking Posted 4 August 2013 Posted 4 August 2013 To be fair the sellers seem money grabbing bastards, if they dont want it why not let you use it and be responsible for the maintenance etc. I wouldnt want the hassle of buying it and all the red tape it brings.
DANGEROUS TIGER Posted 4 August 2013 Posted 4 August 2013 I don't know what prices are up there, but down here I would expect that land to go for at least £20.000. No joking.
Rincewind Posted 4 August 2013 Posted 4 August 2013 Couldn#t you rent it? If it's added to your land and property would it not affect the council tax?
cambridgefox Posted 4 August 2013 Posted 4 August 2013 I don't know what prices are up there, but down here I would expect that land to go for at least £20.000. No joking.i was thinking the same,I would snap their hands off but would probably feel guilty as it was so cheap.
The Year Of The Fox Posted 4 August 2013 Posted 4 August 2013 Why not secretly try and get planning approval before buying the land? Buy it cheap then flog the land with PP or build the house yourself?
Free Falling Foxes Posted 5 August 2013 Author Posted 5 August 2013 Thanks for the replies - even the less-than-serious ones. The less-than-encouraging ones.................... '...................down here I would expect that land to go for at least £20.000'. :w00t: Anyone one of those puts me off! Looks like it doesn't matter in any case Chatting to their son at the weekend he rolled his eyes and just dismissed it. I suppose he would have one eye on his inheritance.
damolcfc Posted 10 August 2013 Posted 10 August 2013 Id just say can u just look after it. Keep it looking nice, throw the odd garden party. :-)
