  5. 6 months is the maximum, if you don't take out anew mortgage you'd forfeit the EPC. You could just have 1 month with the in laws At least it gives you options.
  6. Yes. They'll be included in the amount to redeem the mortgage, your solicitor will pay it from the sale proceeds. It's incase you don't complete on a new purchase within the 6 months. The bank won't risk being out of pocket. It's been a long time since I worked in that sector but it certainly was the process then.

  13. Absolutely not. In recent times it has possibly been due to lack of buyer confidence, interest rate rises etc and also that people have unrealistic asking price expectations. Some houses require vision from the buyer, and not everyone is capable of that. Ours certainly did, it was scruffy, and they had the layout a bit weird. People can't always see past that. The bonus in that instance was that no other viewers could or had any vision, and so we negotiated hard on the price, as it wasn't popular. Also, bear in mind that the winter is generally a slower time in the housing market.
  14. It is mixed as different areas perform very differently. Everything I've read recently has the market regaining confidence. Interest rates have dropped and mortgages are readily available again. As above, if it's a long term purchase, a 5% change in the next 12 months is irrelevant. If you buy during a rare ridiculous boom, i.e. 2007 or 2021, it maybe an issue, agreed. (The house we bought in 2009 had been sale agreed in 2008 at £140k more, but the crash happened, and the buyer had no mortgage offer). We aren't currently in one of those moments. Prices have done the big drop due to the Truss budget and interest rates spiking. If you offered another £5k you're probably not overpaying and it may seal the deal. A lot of it comes down to how much you love the house. Are you happy to lose it for £5K?
  15. My mate was scheduled to get married at the same time England were playing Argentina in the WC. Service before and the meal was delayed until after. I don't get why people don't check these things before booking the date. I did and choose a date out of season. Would've been awkward if not, meal and photos on the pitch at KP would've been a bit crowded

  17. Just finished The Way. The good news is that it was only 3 episodes. The bad news is that I've just watched all 3 of those. Haven't watched anything that bad for a while.
  18. Our agent went back to our buyer saying this, it definitely wasn't due to us being happy with the offer made though. Another £5k did seal the deal, but it was only on a £125k house. We did have the option of renting it out again, so weren't desperate. It's not quite the same when it's your home, though. Personally, I think my first offer would've been more than £25k off if the list price is £650k, given the current market I'd definitely just leave it on the table. If you haven't even sold yet, you're in no urgent position to seal a deal. Although, as you're not a proceedable buyer, they might not be in a hurry to drop the price, either.
  19. Yes, it's really nice. We generally explored on foot and using the HoHo. Highly recommend a river trip and a visit to the spa. We went in March, I think and it was chilly. The good news is, it's really cheap.
  20. I don't think you misread the brief at all. At least you weren't interviewed on national radio after the 2016 title win and stated the day of the trophy presentation would be the "happiest day of my life". The presenter and my other half weren't impressed, as that description is generally supposed to be reserved for your wedding day...!
  21. We'd like a proper insulated roof though, or the hot/cold issue is retained. If we’re spending money to replace it, we may as well have the benefit of removing that issue.
  22. Has anyone had a conservatory roof replaced, but not with tiles? We have the general too cold/too hot issue, but had no plans to replace, as it's not massively inconvenient. However, we've had a couple of leaks and discovered the polycarbonate roof is now 20 years old, that's 5 over it's expected lifespan. We've therefore concluded we need to replace it, so a solid insulated roof seems sensible. A tiled roof wouldn't look right, so have been looking at insulated panels or the like. Any experience or recommendations?
  23. Personally, I always assume any first offer will be rejected. Was your offer what you realistically expected to pay? If it was, you just need to wait it out. If you offered low with the expectation of rejection, the agent should advise on a realistic offer that would be accepted.
  24. They're not going to because they don't want to. And have managed to pi$$ off the main stream media very well. By issuing a picture, directly and not to the news agencies, with edits that was then retracted by the news agencies, the MMS can't monetise it in any way, it's now just a personal photo but the most viewed currently out there. Given how much William dislikes the media and how they've been hounding them about Catherine, I think they've played a blinder here. And, for a bonus it will have also pi$$ed off Harry & Megan, to reinforce how irrelevant they are, they're desperate and paying people to print their pictures but the world is clamouring for William and Catherine photos.
