Lodgers

Don't think anything is required at all if you don't want to.

Depends how much you trust them, you would need some sort of contract I imagine if they ever owed you money.

If your missus frequently has the day off and you keep coming home to find she is red faced, having 'just been exercising', whilst your lodger, a brooding be-stubbled 23 year old Frenchman, whom the kids have started calling 'Papa',is smoking nonchalantly in the back yard, it's probably nothing to worry about, just carry on as normal.

Has anyone ever had a lodger in their house before? Looks like I may need to go down this route. Do you need legal contracts by law? Any special measures required etc etc?

Special measures.Cameras in bathrooms for hot females! I lodged with a girl from work years ago and I just paid her cash ,no agreement, but in this age you probably should as you could fart and get sued in your own home.

I've not but my brother has, i think the only hard part you will find is establishing boundries, especially if you already live there. After the first month or so it will be fine. Take a deposit and never let them go in the red, no hassle.

If you could get sued for farting at home I would be bankrupt, my 3 year old son calls me trumpy bum.

Ha if I had a missis id not need a lodger!

Would any contract need to go through solicitors or just a witness?

Im tempted to put a kitchenette in the 3rd room so theyd have their own.

Hmm, I've not thought of a girl lodger lol

From experience it's actually easier to have a lodger you don't know than a really close friend. Much easier to kick out a stranger who breaks the boundaries than losing a close friendship that you might never get back...

Yeh thats my train of thought too.

Though there arent many trustworthy people in coalville I'm not friends with lol

Heard Bernie needs a place to live. Always spotless and well house trained aswell.

I think I'd carry out my threat and keep him locked up.

My advice would be on your first occasion use a letting agent. They will run credit checks to make sure there is no history of outstanding money, they will write up a legal contract and you also have to contact your insurance too.

What's probably best for yourself is getting someone who needs to be in and around LE midweek for work. They go home Friday night, therefore you still have your normal social life.

You have to think though yotf, if they have a good credit history they are likely to be good with cash and unlikely to need to rent share. Don't narrow your market to much and take a deposit , get the rent off them on payday, if they try to stall boot them out.

My advice would be to literally hack off your own penis with a spoon before even considering involving a letting agent.
