  1. I went to an event the planning dept put on last year and they consider anything above 9 storeys or 24m tall
  2. The city council think something like anything taller than 9 stories is 'super tall' so no wonder they think there isn't enough space in the city.

Yeah I'm sign down the indemnity route, if we're buying it this way than any future buyer can do the same.
  4. His birthday is the September the 11th which is pretty much how I feel about this signing
  5. https://fbref.com/en/players/fc3697dd/Rodrigo-Zalazar He looks fantastic

Thanks, Convenyncing solicitor has said it'll cost between Β£100 - Β£200 so I think in all likelihood I'll go with that

Sellers solicitors have said that the extension was built without planning permission (approx 30 years ago). "Lastly, there has been a ground floor extension and wall removed at the property. This has not been revealed in your searches, therefore this was completed without planning and building regs. The seller has said this was done over 30 years ago, and as such she is not willing to provide any indemnity insurance for the lack of building regs. Indemnity insurance would come into place in the unlikely ever that the local authority took action against you for lack of building regs. Please let me know if you wish for me to take this out at your expense instead on completion. If I don’t hear from you further on this point, I shall assume that you are happy to proceed without indemnity insurance" Is Indemnity insurance the best way to go here? I looked into a Lawful Development Certificate but my conveyancing solicitor said it'll likely reveal it's not up to modern regs (on H&S grounds) and we'd be liable to rectify it, which I'm not exactly sure is the case but that's from a cursory bit of research.

  9. Gutting. Crucial part in rescuing us from League One and then to come back alongside Pearson to do it again but in the championship, especially after the Watford game was immense. 15/16 doesn’t happen without him. Kept us safe in 16/17. Legend, RIP.

That’s lovely. Struggling to find decent 2nd sofas, can’t justify Β£500 on cheaply made new ones.
  15. Ah Budinger gone, this will be close
  16. Handscomb has been a shadow of himself
  17. 4 panels will essentially never fill the battery. Your daily consumption is approx 14 kWh and 4 panels will probably produce a few kWh a day - most of the install cost is in the labour, scaffolding, inverter etc so having so few panels isn't cost effective.
  18. Nottinghamshire and Derbyshire both have 30+ stations each. Leicestershire has ~10, we have almost as many heritage stations in use as actual, it's embarrassing. This is great (and dispiriting) if you've never seen it - an interactive map with the old lines. https://www.railmaponline.com/UKIEMap.php

We picked up this table from BHF's eBay for Β£20, no manufacturer listed but very pleased.
  20. Dudley (has stations within a few miles) and Rushden are the two bigger places.

  22. The underlying stats are even worse
  23. Stones and Richarlison. They've done well to shift their dross and unproven players like Moise Keane for Β£25m+, Lookman for circa Β£20m, Vlasic for Β£20m etc
