  2. Is there enough to see in Bruges for 2 days? I have one day scheduled there next Wednesday but, the French might be on strike (no surprise there) so Thursday in Le Havre may become a second day in Zeebrugge/Bruge. Although, Ghent could be an option.
  3. I'm amazed at some of the journeys you're all doing. But, I probably shouldn't be as, in our group of friends we have 2 from Chester, and then Manchester, Reading and Oxford. There's only 3 of us from Leicestershire.
  4. I was happy with him last season and I'm pleased with his performances this. I feel it's a bit harsh to criticise too much, he's very young in goalkeeper years and has only had a few PL games to adjust to very quickly. And, he's working with a fairly unstable defence, I'm being kind there. The more he plays, the more experience he's getting and the more he'll learn and develop. So far, I'd say he's doing very well.

In the circumstances, it wouldn't be unreasonable to ask the tenant to see all of their paperwork, say you're still sorting everything out and, hope there's a copy of the deposit protection prescribed information. If the deposit isn't protected, that makes eviction more awkward or, at least the process is different. Good luck for Thursday.
  6. I'd recommend joining a Web forum called Property118.com. it allows you to post questions and lots of the members either have many years of knowledge or legal knowledge. You'd get up to date info and/or links to advise on the legal necessities. Unfortunately, ending a tenancy isn't as straightforward as it sounds, and this is especially true if the tenant objects. You need a world of paperwork and copies of appropriate certificates issued, if that happens and you need a court order. One important question, who has the deposit, is it protected and do you have proof of the prescribed information from it being lodged?

  17. See if you can get tickets to one of the Fully Charged Live shows to get Mrs jgtuk some actual facts rather than the misinformation of social media. We went a couple of years ago, lots of great info and the opportunity for test drives.

  20. No, that would be really expensive I asked a question about ASHP a few weeks ago, there was a discussion and a few other questions. We have had a combi instead.
  21. I did a calculation for the ASHP I mentioned, it was about 12 years. So, the new standard combi boiler was installed yesterday. Which probably doesn't have much payback either, although I'm hoping having a 96% efficient boiler will save something compared to the 70% one that's been removed.   22. Perhaps it's changed, or it's dependent on lender but, ours always did. I requested a revaluation in 2020 to confirm LTV and the survey included was a proper one, checking for damp, up in the loft etc.
  23. Usually a homebuyer survey is £200/300 and is requested by your mortgage lender, they insist on it, prior to them agreeing to lend you the mortgage. Has this not been completed? It would be unusual for you to be at the final stage without one - admittedly I'm only aware of this process when buying a house and not a flat.
