Dozens of Arab journalists on the ground in Palestine have been murdered by Israeli forces in the past year. Even if you wear clothing that identifies you as a journalist/medic/aid worker you are a target for snipers, drones or bombing

I’ve been into Israel and Egypt a few times and it was virtually impossible to get access to Palestine due to the occupation, even in the 90’s and 2000’s. I know your comment was tongue in cheek but I think it’s entirely possible that we’re witnessing possible genocide/ethnic cleansing in real time and no one is doing anything about it. Who will be brave enough to stand up to the economic and military might of the US and Israel?

You might already be doing it, but if not try to get professional help, whether it’s your GP, the Samaritans, friends, family, a local charity or any of the helplines available online that relate to your needs. It’s so difficult, sometimes impossible, to get through these things alone. Make it a first step if you can. All the best.

You’ll love it! Not sure about your youngster, depends on age. Lots of amazing Buddhist temples, tea plantations are beautiful and serene, some beautiful and interesting train rides, lots of wildlife (fantastic birding, if you’re into that). Sigiriya is fantastic and well worth the effort, maybe not for a youngster though. Definitely worth it for the driver 👍 Good luck edit: not sure what happened with my font there 😂

Thanks for asking. We’ve done everything we can to dissuade action from the claimant by aggressively denying any responsibility and pushing him towards the company that subcontracted him. It’s in their hands now but they have until April 13th 2026 to build a case and counter our defence. Our Solicitor is 50/50 on the outcome. It’s already cost us a few thousand in solicitor/barrister and private investigator fees which we’ll never get back but we’re hoping it’s an investment. The emotional damage has been huge though, my Wife no longer wants to live in this house which for me is heartbreaking as it’s a one in a million place, so we’re looking to move to another area, nearer to my children/grandchildren. Tough times but have to make the best of it and try to move on. There will be a few corks popping on April 13 2026 if everything goes to plan.

Had a stroke of luck this morning, tenant called and said he wanted to give me 1 months notice to leave the property… He’s apparently found alternative housing and wants to move asap. Of course, I’m delighted as it saves me from (a) having a horrible job to do and (b) trying to get around the missing paperwork. 2024 was a terrible year for me and my family, still a few major problems to negotiate with regards to an ongoing injury claim against me but fingers crossed 2025 will be better. (and we don’t get relegated)

It appears he was a very laid back landlord unfortunately. I’ve found evidence of a deposit being paid but no record of who’s holding it. I’ve called the main deposit holding companies but no records exist linked to that property. I’ve got gas certs and a contract. The tenant is an extremely nice person and very understanding - also appreciates the fact he’s been allowed to pay low rent for 3+ years… I’m going to see him on Thursday armed with paperwork to see if we can find a solution. I just hope he doesn’t smell easy money.

EEK, that doesn't look good. We don't want to be landlords to be honest, the tenant and his family are really nice people though and we will probably have to evict them to sell. The other option would be for us to keep the property, become landlords but increase his rent by a substantial amount just to stop it costing us anything and we wouldn't make anything until we did sell, then subject to CGT. The property has management fees as well as maintenance, insurance etc. Horrible system we have... Thanks for that info though

Any private landlords on here who know the law? My Father in law was the landlord of a property in England. He passed away suddenly last year and the house has been left to my wife and myself. Everything in his will has gone through probate and cleared but the rental property is being held by the solicitor until we decide whether we want to sell or become landlords. The current tenant has been there for over three years and is a model tenant. Here’s the problem - he’s been paying way under market rent (about 30% less) so it will be difficult to sell with him as a sitting tenant with such a low yield (around 3.4% Gross) so we either need to increase his rent by 30% or serve him notice to vacate to allow us to either sell, use ourselves or remarket. What's the protocol for increasing the rent? What forms do I need to serve him notice? The only existing contract I can find is an AST dated 2021 and I know the laws have changed since then. Any advice from anyone who understands these things would be appreciated.

I can totally relate. My neighbours marriage broke up and the husband stayed in the house but started renting the rooms as bedsits. It soon turned into a drug dealer and party house. Long story involving threats and some violence but at the end we moved to a semi derelict property with 3 acres around it - never looked back. You’re not ott at all, you just want your neighbours to respect your boundaries and that’s your entitlement. You can try mediation and reach an agreement but don’t hold your breath. Good luck 🤞
