spending week at home decorating house so i can put it on market. was wondering if anybody could tell me the best estate agents to use in leicester ?

also ive been looking at maybe using one of the online estate agents who have very low fees , just wondered if anybody had used one?

can anybody recommend a solicitor

Where is the house?

The house I've been buying for the last 4 months fell through at the last minute. What a complete waste of money, I would of had more fun burning £2000. W*&%$£@

Look at which estate agent is strong in your area and go with them. People looking to move to Aylestone will go to them.

Most estate agents are useless. Dont go for the one which gives you the highest marketing price and dont go for the lowest unless you want a quick sale. When its on the market get someone to phone them up and ask if they have a ? bed house in aylestone for sale to see if they say 'yes grth2004 is selling one' as in my experience they will say 'no but we have...'

Selling a house is very frustrating and dont let it get to you. Just go with the flow (if you can)

i used hunters when i moved in november..

The bloke is very helpful and works his socks of for you.Also managed to negotiate a good price too.

Between 1 and 1.5 %. shop around on t`internet for conveyancing too. I got mine for £600 all in.

Remember though, that buggering stamp duty is back at 3%.

My mother is trying to sell her house and Spencers solicitors quote seems a bit dear to me. Can anyone recommend a solicitor and are these online conveyors any good?

Currently in the process of buying a flat in Wigston (aka the homeland) it will be the first time I move away from home (I'm 24) and my god it's fvcking stressful already. Doesn't help that my mortgage advisor is a complete numpty, who rushes through things and I have to check his work.

At one point we were doing an affordability assessment for the Mortgage Lender and he quoted a monthly gas bill when the I had already told him the the bloody flat doesnt have gas!! I have to check his work like a school teacher and as I have no idea what I'm doing this makes things difficult.

I've told him to slow down and I want to know what every last little bit of detail is. Not "don't worry about that number yet". Err. How's about you tell me exactly what that number is, where it matches up with all these other numbers and why am I paying for it.

He's a ****.

Years ago you trollied around all the estate agents gathering details before pouring over them at home, shortlisting and arranging viewings etc. Today I do this on-line, using tools available to filter and highlight etc, viewing details and floor plans, location maps, crime stats, ofsted reports etc on-line. So somebody who offers a smart internet package may be worth looking at.

Sold mine recently within three months with an internet company, £470 total fees, compare that with £2500 fees from a local estate agent,no brainer for me.

Your house details are placed on Rightmove and Zoopla,which most people use to source a property. You obviously have to accommodate viewings but that wasn't an issue for us.

We are using a company called Premier Property Lawyers (google myhomemove). You get a real person assigned to the case, they will deal with it from start to finish, it will save us about two hundred pounds.

My mate bought a house in Western Park a few years ago that had clearly been used for growing.  Not so much the 'living' area, but the attic must have had twenty-odd electrical sockets, ducting, cable, hooks in the struts, etc.

 

My mate is a bit chunky & couldn't climb into the attic without a ladder.  So I went up there & I salvaged at least an ounce  :thumbup:

 

For months afterwards he was getting knocks at the door at all hours by kids on mopeds.
