Swithland Lane, in Rothley, is the most expensive street in Leicestershire, a survey has revealed.

It is listed as the most exclusive address, with properties on the road selling for an average of £651,000.

Main Street, in the nearby village of Swithland, was in second place, with an average house price of £634,000.

The statistics have been published by Lloyds TSB, based on transactions registered with the Land Registry from January 2007 to September.

Rothley and Swithland sit in the heart of the Charnwood Forest and estate agent Becky Hanharan, of Moore and York, Loughborough, said she was not surprised they topped the Leicestershire list.

She said: "They are both lovely villages in a very attractive part of the county.

"Properties in those streets do not come up for sale very often and when they do they are often taken in a matter a of days because they are desirable addresses.

"We have a waiting list for them.

"They tend to come on when someone gets older and moves from a family home to a smaller property that is easier to look after.

"The houses on those streets are very large – usually five or six bedrooms – and have very big gardens.

"Both villages have very good schools and Rothley has some good little shops.

"There have been some very expensive houses there, but lately the prices have been at a more realistic level."

According to property website Zoopla, 32 homes in Swithland Lane, Rothley, have been sold since the start of 2007.

Five have fetched more than £1 million, the most expensive being a £1.25 million, six-bedroom house in August, 2011.

In that time, 21 homes have sold in Main Street, Swithland – the highest price being £1,056,000 for a four-bedroom property in the summer of 2007.

According to latest Land Registry figures, from September, the average house price in the county is £146,551.

Lloyds TSB's top 10 most expensive streets in Leicestershire contains just two it lists as from Leicester – Stoughton Lane, near Evington, and Chesnut Drive, in Bushby – although both are beyond the city boundary.

The Mercury spoke to a number of people from Swithland Avenue, Rothley, though most were reluctant to discuss the value of their homes.

However one man, who did not wish to be named, said: "There must have been some mega-price sales to get the average price up to £650,000 because I don't think my four-bedroom house would get anything like that.

"Some of those big-money deals will distort the picture.

"This is a nice street, but it isn't Beverly Hills or central London."

The Lloyd TSB survey says the most expensive street in the East Midlands is Valley Road, in the Nottingham suburb of West Bridgford, where the average price is £811,000.

The most expensive street in England and Wales is Egerton Crescent, in Kensington and Chelsea, London, where the average price is £8,136,000. The average price of a property in Parkside, Merton, London, is £5,161,000.

I did a job there once. I patched some silk wallpaper for the people there after a leak. I got the impression that they couldn't really afford to live there.

What were you doing pissing on their silk wallpaper I bet they never asked you to do work for them again.

Reminds me of the plumber we had, broke some pottery, fitted the toilet seat wrongly, connected the hot water supply to the cold tap in the bathroom, cut the telephone cable and put his foot through the ceiling.

I worked on a house there too last year. They had an extension built out the back. They had all the mod cons put in there, range cooker, american fridge freezer and all that, yet it wasn't even nice inside the existing house. Avocado bathroom suite if i remember rightly

It was the hinges that were back to front so that you couldn't leave the toilet seat up, it ended up with a big chip out of the actual seat as it came crashing down on the pan. I originally assumed it was because he'd put the pan too close to the cistern.

I never did get any compensation from him the builders patched up the ceiling I sorted the seat out although it's still got a big chip in it (can't get a replacement) and I got a plumber to fix the hot and cold water. The new plumber also advised me that the boiler he'd fitted was in an illegal position.

Cost me a bloody fortune he did.

PS - you got a rep point for your post as I clicked that instead if the quote. :P

Why thank you very much!

I used to work in a plumbers merchant and would bet my bottom dollar you'd be able to get a like for like seat somewhere!

Where is your boiler positioned?

I've never found one, it's a Doulton and somewhat expensive and unique, I got a massive discount on it through the company I worked for as part of my redundancy package.

It's been moved now and is in an airing cupboard with a vent through the roof, it was under a worktop in the kitchen.

If I had the money I'd willingly part with that much for a pad that close to the Woodies. Best pub in the county.

Tarnished only slightly by the perv that is the birch.

But otherwise you do have a point.

Might save my money and buy a place in rearsby near the wheel and spend the change in there. At least i can get a decent curry in there.

Very nice round there! Not sure you'd need to pay that much! lol

I've got an old toilet seat that i'm using as a frame for a photo of the mother-in-law . Do you want that?

Sitting on your mother inlaw to take a sh*t... surely thats going to far?

Even if you don't have that sort of money you can buy a chalet in Swithland Woods for the price of a decent second hand car, visit every day, and live there full-time for seven months of the year if you wish! Happy days! lol.

Looked at Rothley on Rightmove. Wish I hadn't. Suffice to say the house I would like to buy but cannot afford near my daughters school in Woking, I could afford comfortably in Rothley. Depressing.

Makes you wonder if you could buy two next to each other and move every six months, renting the other out in the meantime.

Rothley itself isn't so expensive, but that street is, JTH

Shouldn't be depressing. It's only cheap because it's a dull, lifeless village in a dull part of a dull county surrounded by even more dull areas. If you've got that kind of money you're better off buying a smaller house in an area where you are close to some kind of life and not stuck out in dullsville. I know some people like 'the quiet life' but they are generally wankers with skeletons in their closets. Give me a grimy one bed in central London over a life of nothingness in a place like rothley any day.

The average price of houses on Swithland Lane will probably increase.........as those people who find such things important have the bragging rights & are happy to pay a premium for living on "the most expensive street in Leicestershire" & drop it into conversation at every opportunity.
