I walked past this estate agents yesterday and I've never been in that part of town before - totally irrelevant I know but there you are.

I drive past on a regular basis.

The thing is about agents is they are completely unreguated.

 

If you are buying a house, you traditionally pay them the most. You pay your Solicitor pittance in comparison. The fact is you and the Solicitor have far more to lose if it goes tits up.

 

There needs to be a new process when it comes to buying or letting a property. The agents are acting like this simply because they can.

There's one near me that has a poster saying "you wouldn't use an unqualified doctor would you? Then don't use an unqualified estate agent". I'm not quite sure the couple of weeks you train on the job is comparable to the 7+ years a doctor does in university and hospitals MATE.

The supportive comments towards this guy on the LM story on this all seem very fishy to me.

I'm currently in the process of a complaint against a lettings agents in Wrexham with the Ombudsman.

That's the problem.

You take a complaint to the SRA about a Solicitor he/she can be struck off. All an estate agent would do is leave the ombudsman. It's ridiculous, considering they are dealing with assets of significant value.

They should charge a fee. By charging a percentage they are just screwing the people with a bigger house by charging more for no extra work.

There are some that do that but if your agent charges a percentage it's in their interest to get the highest price possible for the seller whereas if they're on a flat fee they just want to sell it as soon as possible to get their money.

The seller can still turn down offers though and from knowing a couple of estate agents and in my experience all they are trying to do now is sell as soon as possible. Plus it may stop them over pricing property in the first place if its going to make property harder to shift.

Not this company but was meant to have a flat viewing at 12 today which I organised on Tuesday. Got a call around midday yesterday to say 12 was "no longer convenient" for them and could I do 3 instead. I explained to them that fell slap bang in the middle of visiting hours for the hospital my grandmother's in, and was there no way they could do any other time.

They said no, weren't forthcoming with an explanation and didn't even bother to apologise.

 

Turned up at 3 today, waited for 25 minutes and no fvcker turned up. Plus the flat I was interested in had a "Now Let" outside it.

 

I'm utterly fuming. Some cvnt in their office is going to get the bollocking of a lifetime down the phone tomorrow.
