We have players in our squad with a bigger net worth than 2m. A few of them. He would need a several hundred man consortium of similar sized investors which would never happen as it would be a mess. There are some incredibly wealthy people in India that could well be interested in buying the club but those type of investors are going to want to be running it not part of a consortium in which they are putting up all the money for someone else like this guy to live out their dream of running a club like Leicester. It's really unlikely that a consortium would work for us. There are ongoing losses that they would be relying on every member to put their share up of. We need some billionaire. That is the only way it works. Our infrastructure has become too big. We have to have a billionaire that can get us to the Premier league to be anywhere near sustainable..

 

Then it has a chance of working. Someone with enough money to finish the stadium project which will increase our revenue. In hindsight that would have been the better priority for KP as it brings in revenue then look at the training ground after but that's looking a cow in the arse as the Dutch say now. If we can get an owner in that can do that now though and get back to the Premier League then there wouldn't be many teams more attractive than us to own.

Sons are out of the business now so I wouldn't be too hopeful. Was told a while ago that John had sacked one of them.

If you want to buy a football club, you also need to consider the cost of buying another one and adding the facilities we have.  What would it cost and how long would it take to build a new stadium and training ground today?  Much more than that I suspect.  Everyone building recently has spent much more than the carrying value of the stadium.  Everton spent GPB750M, Leeds are spending GBP200M on a refurb of Elland road.

do we not own the car parks near filbert street, like car park D,  and the dissused land there? thats gotta be worth something

K Power Holdings, of which Top is the Owner, is registered in the Virgin Islands. 
 

Correspondence is the classic random address in London used by quite a few companies. 
 

Obviously it’s been setup there, like many holding companies are, as its tax efficient, secretive etc

 

K Power Holdings owns the stadium. They’ll also most likely own all the land and assets that was purchased around the stadium. Leicester go bump as a football club, different business. As its ring fenced basically.

And EON and all of the surrounding area to the stadium. Which image will be incorporated into the stadium figure.

The challenging thing is do our liabilities offset the assets? 
 

Apparently Seagrave is £121m, Belvioir Drive £9m, Stadium £74m. 

We’ve no idea if King Power do “own” outright the stadium, or if they’ve secured money against it, as it’s an offshore company basically. The transfer of ownership of that alone is challenging. I think Leicester owe K Power Holdings something like £20m on the hire / purchase of that. 

 

That’s before you get into the minefield that is OHL and what they’re worth and any liabilities they have. 
 

We owe King Power money.

 

Is any potential buyer paying to clear the debt, or inheriting it etc

 

If you think our liabilities are around £300m with monies owed to Macquarie, King Power, other clubs etc


To get to a valuation of £200 - 250m, we’d need an asset book of £500 - £550m. Seems very high. 
 

That is my simple maths and I’m far from an expert on this!

And that land already comes with outline planning consent for development. Huge opportunity.

Planning which expires next year. And its outline who wants to build a hotel, apartments, an area an and multi storey carpark. Anything else requires a new planning application. As such this is worth just what was paid for it as land which is not as much as you think. If we had built this in Division One we would not be able to use income from on the team as it’s not ‘matchday’ revenue.

Seagrave is worth 100m as a premier league football club training ground 

 

outside the premier league it’s worth less than half of that because of its huge running costs 

 

it all depends who is valuing it and their perspective - value is often set against what something can be sold for. In seagrave’s case that would probably be max 50m.

That not the valuation basis here, the whole package only makes sense together.  The stadium is almost worthless without a club to play in it, but with that club it is a route to riches etc.

I appreciate the package aspect 

 

A stadium is obviously essential (although cov proved that for a season or two,  it’s not) 

 

a training ground is quite different - if I (as a non emotional businessman) bought the club out of administration I’d think long and hard about moving back to belvoir drive and selling seagrave for whatever I could get for it or redeveloping it as a hotel/training centre. Whilst I couldn’t argue much about the stadium having 30m value, seagrave is quite different.  what should be the pride of the club has become a lead weight from a financial perspective.

Thing is a lot of those values are based on a worthwhile and successful football club, as we are they are a bit of a noose. Why do we have 2 training grounds for example, Seagrave is worth nothing more than land value if the club aren't there, I believe housing cant be build there or at Belvoir drive. The land on which the KP us build is probably moderately valuable for inner city housing. The football club due to their actions is worth naff all, realistically you probably need to pay someone to take it. 

 

The way the players have been playing since we have had Seagrave we would be better training on Bradgate Park.

Pretty sure it’s detailed in the brochure at £190m….. as stated by OPA could be wrong but I’m sure that’s what he said.
