Some fun times on the horizon for me. My other half is going to be working in Manchester until April so I’m looking for somewhere to rent thats within 45 minutes of the airport.

 

Trying to get a short term rental for 2 dogs is going to be a challenge. Any areas that fit within this to completely avoid?

 

Ideally, I would want to be on the north side of the high peaks.

I don’t know what prices would be like but areas like Hyde might be worth a look, or Stockport and the surrounding areas. 
 

Gee Cross, I had a friend who was from there, was a nice pub called The Grapes and seemed to be a decent enough area. Again, no idea on prices.

Thanks, as cheap as possible as I’ll still be paying my mortgage down here, probably a max of £800 a month.

I feel like solicitors get a bad rep vs estate agents in the conveyancing process - crap money for the risk involved whereas, when you boil it down, estate agents do very little for the amount of money one pays them.

I've heard Moss Side has some lovely places, try there.

Yeah, he’s kept working for a while now with the same employer but this means he isn’t having to go part time over the winter now. 
 

The one area I know for a fact I won’t be living in is Moss side.

Very briefly but for 6 months it’s a nightmare and considering the aim would be to come back on his days off that would make it difficult.

 

Not sure my house would get rented out in the time frame we need as well which makes it difficult.

Ah OK, yes coming back on his days off wouldn't be ideal for tenants lol

 

I was just thinking of the money, if you don't actually need to come back to your house it still might be worth looking into?

Yep agreed,  need time to think it through really but we haven’t been given a months notice.

Mmm interesting, yes I can see what your saying and to be fair estate agents should charge less and I think there days are over with online options they are probably about to get a big shake up. 
But having just moved myself I found the whole process ridiculous because of solicitors. Having no communication skills to the point I was doing their job for 2 months and simply not being able to answer emails is a poor business model. Hopefully my experience was a one off but from what I’ve heard I doubt it.

My mate had his house flood and had to move out for 9 months…. He had a stunning temporary rental place in Mobberley, which was a nice village with a few pubs and a train into Manc (15 mins from the airport too)

Not a bad shout. I'm just down the road. Anywhere around there should fit the bill really. I'd be looking Poynton/Hazel Grove way with a decent rental budget. If that's too pricey, edge north towards Stockport and there are still plenty of nice areas.

We had an offer accepted on a shared ownership property in august and it’s been a stressful process. The leasehold on the property was just too short for anyone to lend against but the vendors were in the process of extending it. Finally had the new leasehold through on Monday and passed it on to the mortgage provider. They had started the clock on archiving our application but we got an extension and through in time. The lender has now turned round and said after reevaluation they can’t lend as much as they originally offered to, to the tune of £4.2k.

 

Literally leaves us with ~£2k leftover to our name after the (new) deposit and fees have been paid which is obviously not ideal, but we’re going ahead anyway. To be fair we have family that can help out if we really struggle but it’s still leaving us pretty hollow to have (2/3rd of) our safety net pulled out from under us. Just gonna have to live very frugally to regain that asap for peace of mind.
 

We’ve been living in a self contained annexe with family so we have a tv, bed, fridge freezer, small kitchen appliances  and dining furniture. Oven is fitted at new place. We’ve bought a dishwasher off marketplace and have found a cheap sofa online we like for £20/mo finance. There’s no reason to think we’ll get in trouble but it’s really not how we expected this to go.

Pretty standard across the industry with the market as boyant as it is. Have you considered appealing the valuation? It’s such a small difference that I think you might be it overturned.

Half listened to a story on R4s you and yours about a bloke who had his house stolen.Not just squatters moving in,but someone else officially moving in and ripping up the gaff and starting again.To make matters worse nobody wanted to know until very recently.

Both can be great, both can be crap. My Girlfriends parents house put an offer in a house £20,000 over asking, the estate agent rang back asking if they wanted to increase the offer knowing full well that was the highest bid and in the end secured them the house. they just wanted to squeeze some more out of them, absolutely disgusting. 

 

neighbours but one had to have some land transferred at the bottom of their garden, solicitors took 8 weeks to act on it and have messed everything up basically. The new build they have bought has now been put on the market as the builder got fed up of waiting (been 7 months since offer) and has been snapped up in three days for 20 grand more. They still have their buyer in place (who bought before house prices shot through the roof) and now looking again but will be worse off financially as their house has gone up £15,000. The solicitors have cost them thousands of pounds.

I've managed a betting shop in Moss Side.... 🤣 (Uni and part time job).

 

Around Altrincham is nice. As is Wilmslow. But pricey. Sale is supposed to be all right? 

 

Closer to Manchester Didsbury. Again pricey. Just past Didsbury is Cheadle. Thats ok.

Given up on the idea of renting up there, too expensive and the market too busy to get what we need at a decent price.

 

On a side note, I’m hearing mortgage rates are going to rocket up imminently which will probably mean that price go down early next year.

The valuation hadn't even been done at that point but we're sure it's relating to affordability rather than the property value. They hadn't asked for any more payslips or statements, but it does make sense given the rise in cost of living in the last two months and projected over the next god-knows-how-long.

The cost of living stuff probably won’t have been factored in yet to be honest as this only gets updated at infrequent intervals. Banks have to prove affordability at a much higher rate than the ones you take out but would probably make more sense if they offered some but not all of what you wanted.
