How long is a ban from t6ge general news thread?

Why dont you get a message to say you've been banned and for what reason from the mod who banned you( I.e me yesterday)?

Would be handy to know for next time.

To be honest if they cant be bothered to tell me how long and more importantly  WHY I've been banned I cant be arsed to ask about it.

I stand with you Raj during the difficult time lol - we've had plenty of pops at each other of the years but at least you call a spade a spade and certainly one of the more entertaining posters on here - better than being someone who snipes from the sidelines - it's a forum ffs :riyad:

Anyone know a thing about how to value land? I've got a small piece of land at the front of my driveway - its on separate deeds but we own it, its probably only 20-25m2 - its fenced off and has a Christmas tree in the middle of it. 

 

I want to flog it - either to the council or a neighbour as it's a pain to maintain, how do I price it up? Cheers.

You could get a surveyor but based on what you’re saying, it has no value to you and you have specific targets (the council or your neighbour). It’s also a burden so anything of reasonable monetary value is a win. 
 

I would knock on the neighbours door and say, I want rid of this, what are you willing to pay. Getting a nice shiny valuation is all good well but if he/she isn’t willing to pay that, it just gathers dust. You’ll want to take into consideration that both parties will need to agree on a plan (architect fees) and legal fees to document the transfer (should be around £500/£750). 
 

alternatively, contact the land department of your local council and ask to speak to the estate team - you might get a call back in 55 years but they’ll give you an answer as to whether it’s of value to the council.

 

To maintain, they may even lease it from you (long term - no real rent but a premium paid on lease).

 

The only time you’ll want to challenge what either offer to you is if the offer doesn’t feel like a good deal to you.

Thanks mate - appreciate that, already spoken to a neighbour and she's up for it but I dont know whether its worth £500 or £10K is my conundrum. 

 

The only risk of letting it go is if she lets it go to rack and ruin it could devalue my property as its in front of it, slightly to the left.

Include a positive covenant in the transfer that it must be maintained - it gives you action against them (personally not the land) to ensure it’s maintain.

 

includes a right of easement for you to access the land to maintain if they fail to do so.

 

Would also consider restrictive covenants for things you don’t want them to do - parking a big massive caravan on it for example. 

 

A good solicitor will be able to draft these things as a minimum.
