Has anyone bought a plot and had a house built?

 

 If so,or anybody in the building trade know approximately how much per sq ft/mtr you are looking at for a build.

 

my Mum is selling up and has had planning approval ( outline) for a 2200 sq feet house in part of her old garden,I’m thinking about doing it.

might be too expensive,might be perfect.

This would be without plot costs.

It could be cheeper,than one thinks...

Ask several professionals.firms...!!

Think what you want the builder to do,and what you are prepared to do yourself...

 

What's are the connection costs to the house/street  facilities ...Electric,gas.Water,sewage,rainwater...

Think about what type of house of Bungalow,you can still be imaginative. Maybe a wood blockhouse??

Building Materials!!!

If your willing to project-manage...Have the shell,and floors built,then organise even do the  the rest yourself!!!

connection costs are a concern as it’s a little way from the road and other houses.

plans for a chalet,but can be changed.

will get 3/4 local builders with good reputations to cost for me and see where I stand.

Cambridge, I funded quite a few self builds back in the 80/90's when in my previous life. Had to go through it all stage by stage. 

 

It can be a lot cheaper, first fix is usually quite cheap, footings, bricks walls to roof  etc. The costs tend to mount with the quality of the interior fittings, these can mount if you are going top of the range kitchen and bathroom and electrics. Used to need signing off at various stages ( you don't want to find out when the roof is on that the footings / DPC are inadequate!!)

Don't underestimate,what you can do...

Look at videos,read and look at picture instructions...Wiring../  Plumbing-connections/ Connecting-pipes  /laying a wooden floor/ Tiling / Fitting inside doors..

 

Don't run scared,first think,look to see,what you could learn....and any cock- up,is yours,and not paying an erratic profi.

You might surprise yourself!!!  Give it a try!!

Really depends on the specification and how much of the work you can do yourself.

 

A new build by a decent sized contractor including all of their preliminaries is going to be North of £1000 per square metre and could easily be upwards of £2,000 psqm if the spec is of a moderate standard. A lot of that can be removed if you're doing it yourself or effectively acting as the main contractor and just hiring subbies for the specialist stuff like your electrics.

 

If you're getting contractors to price it, make sure you give them as much information as possible and that they are costing for the same stuff and when you compare prices, compare them on a like for like basis if you can.

 

Also, any contractor worth their salt should be willing to sign a contract beforehand, if they aren't, ask yourself why.

I may be way off the mark , but I thought a 3bed detatched could be built for under 100k.

One thing I would say is make sure you really focus on the build detail. 

 

With any build or extension you could get carried away with the outline, but you really should focus on the detail. 

 

One of the best things I ever did was to get an interior designer in from the outset.

 

The interior designer cost me probably £25k, but it was the best £25k I spent on the whole build, as it ensured the best materials were used and the house works better than you could ever imagine.

 

Builders are builders, but designers can really make the difference.

 

Dont bother with a local one, go to London where they are top of their game and have the very best contacts for interiors. 

 

I would never ever have anything done again in a house without a designer.

We’ve looked into this in quite a bit of detail recently, as it’s sometning I’m keen to do. 

 

If you’re serious, there are lots of self build forums that give some good advice. I’d also recommend checking out the self build guru David Snell, either online or books. 

And also see if your local authority has signed up to the self build scheme, in which case they offer some help for self builders. 

 

Re costs - try to aim for a metric of thirds - ie, a third of the cost of the build for the land, a third for the actual build and third for equity in the final valuation of the house. (Rough example, buy a plot for 300k, build for 300k to end up with a 900k valued house at the end of it, kind of thing). 

 

An easy way is to buy a kit house - some excellent ones about and they guarantee the build price, including full decoration if needed. 

 

This might be useful if you need a mortgage, as it will be easier to secure if you have a guaranteed build price. 

 

Good friend of mine built his a couple of years ago and I have serious house-envy!!
