Good this is! Everyone on here has ready access to the internet and nobody has suggested google for the model of washing machine and the problem. More often than not you will get an answer. Can't guarantee it's the right one though. I write stuff about assembling and repairing things all day, it's my job. Never done washing machines though.

We've been without heating or hot water since Tuesday AM when our boiler cut out. Landlord (a company) been a nightmare to deal with, and we still don't have even a temporary solution (they were supposed to deliver electric heaters yesterday... Didn't show up despite my partner taking a day off work to wait in). 

 

Now they're telling us that they've scheduled an 'emergency' plumber to come around on Monday morning, so I'm having to take the morning off work to (maybe) get it fixed 6 days after it went off. 

 

Doesn't help that I've been ill all week, even prior to the boiler going off. 

 

For those of you who know a bit more about renting/tenants rights, is this acceptable behaviour from my landlord? From a bit of googling it seems like they should have done SOMETHING within 24hrs, but I can't find anything that explicitly tells me what should happen... 

 

Seriously p'd off with this whole situation.

Call a plumber get it sorted, and take the money off the next rent. Send them the invoice and inform them what you are doing as regards the rent.

Do this if you want to get evicted and then chased by debt collectors and destroy your credit rating. Terrible advice.

It can be done but to be risk free it needs to be done very carefully, much more carefully than you've described. I'm sure the way you described does work sometimes because some landlords will let it go but it's a very high risk strategy.

Can you do repairs and deduct money from rent?

It is possible to do repairs without your landlord's agreement and take the cost out of your rent. You're responsible for the quality of the work that's carried out. If repairs are done badly you'll have to pay to put things right.

You must follow the steps set out in this article. You should only use this procedure for minor repairs.

You can use this procedure if you are a:

  • private tenant
  • council tenant (but not if you claim housing benefit)
  • housing association tenant

So not terrible advice.
