Work could start on a £150 million extension to Fosse park as early as next summer.

Some 26 new shops, restaurants and cafés, as well as a landmark Next Fashion, Home and Garden store, could be built on the site of the existing Everards brewery, next door to the shopping centre.

Formal plans have been submitted to Blaby District Council which could create the equivalent of 1,100 full time jobs and hundreds more during the construction – hundreds more than was originally reported.

The planned Castle Acres Shopping Park would have 350,000 sq ft of floorspace.

Fosse Park attracts more than eight million shoppers a year and at 560,000 sq ft is already one of the largest in the UK. It has space for 2,500 cars.

Everards is working with Enderby-based Next, Fosse Park owners The Crown Estate and Chinese investor Gingko Tree Investment.

Subject to securing planning approval, work could start in summer 2016, with stores opening in mid-2018.

Everads is planning to relocate the brewery on land it owns on the other side of Soar Valley Way, closer to the Leicestershire Police headquarters.

Everards managing director Stephen Gould said: "We have been delighted with the positive response to ours and Next's consultation.
"Developing the Castle Acres site would massively boost the area, not only bringing new national retailers to this part of Leicestershire, but also generating the funding necessary for Everards to develop Everards Meadows, and reinforce our commitment to the local area."

Dominic O'Rourke, property director at Next, said: "Castle Acres will provide a fantastic addition to the retail offer in Blaby, supporting Fosse Shopping Park and providing a stylish new Next store.

"The overwhelming majority of people we have spoken to have been enthusiastic about the project and they are keen to see more jobs and a greater choice of shops made available locally."

They said plans for Castle Acres Shopping Park include a new link with Fosse Park and would generate around £30 million a year.

The backers said around 275 people took the opportunity to view the plans across the two days, and 400 more have viewed the plans online.

The Crown Estate bought Fosse Park in a 50/50 partnership with Gingko Tree Investment last summer for £345.5 million.

All Crown Estate profits go to the Treasury.

Hannah Milne, head its regional portfolio said: "The Castle Acres site provides a fantastic opportunity to enhance the local retail and leisure experience for Fosse Park's shoppers.

"We're pleased to be working with Next and Everards Brewery, as well as with our partners at Leicester City Council and Blaby District Council, to bring forward these exciting proposals.

"We are currently discussing options for buying the site with Everards, which will allow us to deliver and manage the new development in line with our strategy to enhance Fosse Park's position as one of the UK's best shopping parks."

Two year's ago Everards announced plans to relocate its brewery to a new food and drink park called Everards Meadows.

That development will include an Everards brewery as well as offices, a pub, restaurants, and craft food and drink factories.

It hopes the companies occupying that new food and drink park will employ around 300 people – compared to the 100 people currently working for Everards Brewery.

Blaby District Council will now begin its own statutory consultation and it is expected that the planning application will be determined later this year.

Err... so the government part owns  fosse park?

Very much needed.

The expansion should've been thought of before/whilst the park/site was built.

It was, originally it was called Centre 21 and was considerably bigger but the Leicester City council fought against it on the basis that it would affect town centre shopping.

As a result it's been allowed to expand in a piecemeal fashion and that's why the road infrastructure is a dogs breakfast and has to keep being modified.

Not quite

The Crown Estate is the Queen’s property company.

No, this is misleading. Whilst The Crown Estate belongs to the reigning monarch 'in right of The Crown' and the monarch remains the legal owner, it is The Crown Estate which has the powers of management and control - i.e all the powers of an outright owner. This contrasts with the Queen's private estate, which includes Balmoral and Sandringham.

The Government also does not own The Crown Estate. It is managed by an independent organisation headed by a Board (also known as The Crown Estate Commissioners).

£1.5 million on Highways Improvements might make it better?

First time I saw the plans for it they had made no changes to the road layout at all, will be interested to see the new plans.

I don't mind Fosse Park area as long as there's sufficient space to park your vehicle and don't worry whilst shopping whether someone has bumped into yours and done a runner.

Not far off what it's like... took 3 and a half hours to get through fosse park / soar valley way the other day because of one crash.

Can you get a decent meal there. No.

Can you have a pint while the good lady is spending your hard earned. No.

Is there anything resembling an independent retailer. No.

Has it any soul. No.

The only advantage it has over our slowly dying city centre is you can park your motor & queue for feckin ages on the way in & out.

Blitz it.

Hate these out of town shopping sites. No soul, no community spirit, just a big car park with capitalist sheds attached.

1.5 mil isn't a lot of money, I'm afraid.

But I'm all for it.  More jobs, and more more option s for the public

Can you imagine what it would be like if it had a pub? It would probably be the busiest pub in Leicester, it'd absolutely rake it in.

if the development brings in the trade and business and they also work on the road networks for the best access it can only be a good thing for Leicester. the road networks in and around Leicester need looking at and more development in that area is needed

How anyone could want to go to Fosse Park out of choice is beyond me. It's a soul destroying featureless experience full of Joe Average stores that are the same ones that you get in similar developments across the U.K.

I have driven past before and saw people queue to get in. It astounds me why people would go there, let alone queue.

Hate the place with a passion and everyone who goes just fuels the idea that the consumer is happy with a concrete featureless sterile shopping experience.

Its places like this that drive you to the internet, and we should avoid it to encourage planners to give us something the consumer deserves.
