Leicester City's old Filbert Street ground could finally be redeveloped - 17 years after club moved

It's been a long time coming

The site of Leicester city’s former Filbert Street ground could now finally be redeveloped nearly 20 years after the club moved out.

The club quit its old stadium in 2002 and made the short move to to its 32,000 seat home.

The Filbert Street ground, opened in 1891, was then demolished after being sold to developers for £3.75 million.

What's now planned?

A large complex of student flats – Filbert Village – has been built but most of the 4.2 acre site remains undeveloped.

Part of it is being used as a car park but the rest is largely derelict and has over the years sparked complaints about its litter-strewn state.

Now there is fresh hope of the area being redeveloped with the submission of a fresh planning application to Leicester City Council.

Developers Winfox Ltd are proposing a new 242 room flat building up to 12 storeys high with underground and surface parking.

Another four floor block of 43 affordable flats is planned and ten three storey terraced houses.

Agents for Winfox have confirmed the scheme is similar to one that was first proposed before Filbert Street was demolished but never implemented because of the economic downturn.

City mayor Sir Peter Soulsby said the developers had contacted him about the proposals.

He said: “They are coming to see me soon and it looks like they are very serious about getting this site developed at long last.

“It has been frustrating and problematic getting that site back into use.

“There have been quite a few plans that have never quite got off the ground for a variety of reasons.

“The site has been at various times been in a bit of a state and has attracted complaints.

“The solution would be to get it built on at long last though it would be down to the city council’s planning committee to decide whether the proposed development is appropriate.”

In 2013 the council took enforcement action against the then owners of the site who had been using part of it as an unauthorised car park.

At the time the authority said the continued use of it as a 220 space car park had been a barrier to the regeneration of the area.

Various planning applications have been approved but not been enacted.

The council’s planning officers are considering the scheme.

Would be great if the club bought the land and redeveloped it with a bar/cafe/restaurant and things for fans. Or even an external company coming in and putting something up that can be used on matchdays.

It'd be great for it to be cleared up, paved and then split with car parking and activies for matchday. A pub...

Desperately short of housing and people suggest car parks and pubs …………...

 

the council should make a compuls purchase and construct affordable housing on the site - sadly, someone will build loads of flats and make loads of money ……….  odd that its taken so long …...

I have mentioned this before but Union FS offered to clean up the site but where instantly shut down on this.

This would be my idealistic view of what should happen too. Maybe a fan zone area like the one outside the new Wembley or similar.

But to be honest putting ANYTHING there right now would be better than what it has become. It's a bit depressing to walk down Filbert Street these days!

Of the remaining land, a good portion of it should be reserved for some sporting activity. I know there's two ballcourts/5aside pitches nearby - but there's has been some sort of landmark that it was once a sporting venue.

Why are people suggesting uses for it? It's too late for that.

More to the point why a fan zone. I thought we were getting one with the stadium expansion.

How about more restaurants, takeaways, pubs, cafes, casinos, hotels and clubs around that area instead of flats. 

If we are to redevelop the King Power stadium it would be better for the fans if the surrounding area is somewhere the fans can hang around and enjoy.

But any local residents complaining about this idea could have a point, in that this idea would only be used during matchdays and would be no use to those who live around there.

 

Whenever go past the site of the old ground, feel quite sad as the memories of it are now just concrete full of students inside.

Are you joking. This is Leicester we're talking about not Hollywood. Who in a million years is going to visit a club and a restaurant and follow it up with a night at a casino down filbert street
