Sounds like they won't be starting the build immediately.

They’ve probably got the funds for the stadium expansion to go ahead but the other parts of the build may have to wait for a couple of years

This consent isn't going to affect the other buildings as it will only give outline approval. That means another application will need to be made for full planning consent. Basically this gives the club 5 years to build the new East Stand. Why would they ask for a time extension if they have the funds?

Because as the last 2 years have shown things can go sideways.

Why not ask for 5 years if it changes nothing in terms of getting consent?

If the clubs debt is serviceable then the 'club's financial state' is fine.

The club will be banking (literally) that the league position is only temporary.

Let's hope so.

As I said I can understand a financial contribution  but to be forced to include affordable housing in what may well be high spec housing seems impracticable.

It's not that uncommon.

I was aware of these types of add ons just this seemed a bit out of context to the type of development

Another semi delay likely given councils have to observe the mourning period, so theyll have to postpone the meeting!

I guess will take another 6 months to reschedule?

Any residential development has to include a % of affordable housing as standard. The % depends on the council but it's usually far more than 10%.

I've not read any of the docs but the 3 year standard timeframe is for the commencement of building works, not for it to be completed. So the ground does not have to be finished in 5 years, work on it has to start within 5 years.

Plus a 'meaningful start' can be as minimal as a single foundation to secure the permission indefinitely.

Surely it's not the club funding this but Kingpower?

The hotel and apartment block will be to generate profits for them, the clubs position shouldn't be a consideration.

Yea that's the way I took it . One of the ways to diversify the business. As they look to not rely on Duty free.

Could be a mix of the two, KP own the property/freehold charge LCFC a rent and all revenues/profits from their use goes to the Club , I assume this is how the stadium is currently

At what point will we get to see the virtual camera tour of the new stand? Ya know, the one like a mini drone is flying through the concourse up into the Exec boxes and out into the great big new stand.

Small developments or developments that aren’t going to turn a decent profit will get exemption in terms affordable housing and councils vary but as a minimum in Leicester it is set at 15%

The planners will be negotiating what is called a S106 settlement. This will be a significant cash donation to the area / council and used for infrastructure

Gaining planning consent is just one step of a long and complex journey. It will be interesting to see what the requirements are in terms of which part is built first and how it’s  going to be funded.

This isn’t going to be straight forward and it will be interesting to see how the cost v benefits shifts as inflation bites

Very useful info on the nuts and bolts of how the process works. May I ask if this S106 settlement, its cash donation is legally bound in terms of where the money has to go? Like it can't disappear down the back of the couch or spent on new cycle lane in Ashby Magna.
