I've wondered about that as well.

I've seen negative talk about the incoming effect of all rentals having to get a C on an EPC because loads of landlords will have to sell.

This is an incredibly blunt way of doing things and given the inaccuracies with EPCs it won't necessarily even affect all of the properties that it should, but if loads of landlords sell it will certainly mean more housing coming to market.

There is the obvious issue of displacing renters who may not be in a position to buy, and arguably more competition for rentals, but I would imagine there would also be an uptick in people being able to afford to buy.

Clearly not a simple one to assess the full impact of.

It's definitely not simple to assess. Lots of good Landlords are/will sell due to the EPC and other legislation changes. You're then left with a lot of the more unscrupulous ones and a shortage of rental properties. Or the unscrupulous landlords buy them.

Lots of tenants can't or don't want to buy a property.

I have some tenants, who were offered first refusal on the house when it was put on the market. Zero interest, as they'd be worse off. The mortgage would be higher than the rent, 90% of which is currently paid via housing benefit.  If they bought the house they'd have to also pay rates, insurance and for the maintenance.

In other circumstances, people are paying more in rent than for a mortgage and would love to buy but are struggling to afford to do so.

It's certainly not black and white as people have different circumstances and buying or renting suits different people.

*I don't have a property portfolio before anyone starts.

No, they're much better than the floppy, artificial McDonald's chips.

Some days you’ve just got to have a McCheeseburger and artificial chips tho

People who only use the forum to ask for money from fans and fans’ businesses appears suss as fvck, and I’m amazed those threads are allowed to persist - especially when they’re getting bumped up multiple times a day.

If you're referring to this:

Hello my name is Amelia I am currently a year 8 student at Granville academy and I am trying to raise funds for a school trip to Kenya Africa next year to volunteer for Africa adventures
I will be helping out in the local community there with building supplies and local school and help with fresh water sources.
I have to raise £2,300 to fund the trip.
I'm asking for your help in any way possible to help me reach my goal via vouchers to raffle/auction off.
I'm also asking for sponsorship at a fee of £400 this fee includes advertising on my t-shirt and widely spread on social media platforms.
This is a once in a lifetime opportunity and with your help I may be able to achieve this.
I also have a just giving page to help raise funds.
https://gofund.me/df89d174
I hope to hear from you soon and possible help.
Thank you

Amelia myles

She's in year 8 at school. She's doing a fundraising/sponsorship effort to do good for those less fortunate. She's not asking for money for herself but to help fund her trip to do what she says, "helping in the local community with building supplies, a school and fresh water sources"

£400 isn't exactly a fortune for a sponsorship.

Neither is £2,300.

Show some support even if it's just a "like".

I like Gareth Southgate as England manager - well-spoken, erudite and despite the weakness regarding being overly conservative in critical situations, actually doing both a better job in terms of tournament results than any England manager since Ramsey. Worse managers with better squads of players have copped far less flak.

I don't think there are many managers who would actually take the England job who would do better.

The BBC presenters individually saying 'it isnt me' in this scandal are selfish and self centred as it means every person who isnt involved but havent cleared their name publicly are wrongly suspects in the eyes of the public and media.

I get why people don’t like him tbf, he’s quite wooden and he is the corporate guy.  But the people suggesting he should go and stuff like that are mental, I don’t get people who bring the level of toxicity that happens at club level into national support. Like for me, supporting England is the time where you can be a happy clapper, whole country comes together under one banner and adding toxicity to it makes zero sense to me.it’s almost why I kinda prefer supporting my country over Leicester in some respects.

Several are responding to being named, though, which I think would piss you off.

The person who is selfish is the person who has done this. It’s bad enough what they’ve done, but sitting back and watching colleagues/friends being accused of terrible things is just wrong.
Maybe they didn’t do it, but they need to come out and say I’ve been accused and either apologise for their actions or tell everyone you’re going to fight the allegations. Don’t sit back and let innocent mates get crap and have to come out and defend themselves online.

Well the accused are obviously selfish if they are able to say anything and arent, thats a given. It doesnt mean the 'well it aint me' crowd arent.

I find that an odd way of looking at it. Some people will attract more speculation than others, some have had their face plastered on news articles about this, like Rylan. Are they not allowed to proclaim their innocence? The ones who have come out and said its not them might not even know who it actually is and they owe that person nothing, nor do they owe the others anything either. They all have agents and publicists, they can get statements released if they so wish even without social media. I'm sure we'd all be the same if a rumour was going round our work or town. Granted we couldn't release public statements, but we'd want people to know it wasn't ourselves that committed the crime.

He may well be erudite and well spoken but what’s he actually won ..  nowt ..  complete Wally and the sooner he goes the better ..

And if we’d had a decent manager .. maybe less erudite and well spoken ..  but an excellent football manager ..  we might  have a few more trophies in the cupboard to go with that one we won when men wore hats ..

Exactly the same as other managers with sometimes better squads then, as I mentioned above. And some of them are treated much more fondly.

And again as per above, I'd be interested to know which excellent football managers up to the task would actually consider the England job.

I think he had a fantastic pool of players to choose from but chose his favourites on several occasions ..  and he was far too conservative in how he set his teams up ..  fine margins maybe but ultimately it led to massive underachievement and opportunity lost.  As to your last paragraph ..  who knows unless we actually asked someone instead of looking for a steady Eddie who’s face fit.

Fair to say.

I think the judgement of him is too harsh, but then that's not going to be proven either way, so fair enough.

If a beer tastes nice and refreshing, I really am not bothered about the last millimetre of beer in the pint. In fact I'm not obsessed either with the British pint measurement. Quite happy with a bottle that "only" contains a fifth or a third of a litre. So long as it tastes nice and not too many chemicals added...love the German and Belgian beers.
